is Old Roswell Place Office Park and
where is it located?
Old Roswell Place (ORP) Office Park
is a single-story business office complex made up
of 10 buildings separated into 49
individual units that are
individually owned. The office park
consists of a number of small
business tenants offering a wide
array of services. The complex is governed by a
Board of
Directors and managed by
Baldwin Leasing & Management
Company.
ORP is located in the
heart of the Roswell, GA retail
business district in North Fulton
County near the corner of
Alpharetta Highway and Holcomb
Bridge Road.
What are the unique/ key
features of the office park?
ORP is located away from the
congestion of inner city traffic yet
easily accessible to Roswell as well
as midtown Atlanta. In this way, ORP
offers
a unique combination
of convenience and seclusion...ideal
for smaller organizations of many
types. Our location offers close
proximity to major recreational,
educational & medical institutions
such as Waller Park, Verizon
Amphitheater, Roswell Village,
Doubletree Hotel, and North Fulton
Hospital, among others.
ORP
caters toward the operations of a
smaller organizations with onsite
maintenance, package delivery
receptacles , and disposal
facilities. Each unit comes with
ample parking for tenants and their
guests.
What costs are involved in
leasing a unit?
Typical costs of leasing include the
rent negotiated with the owner as
well as electricity, heat,
communications
(internet/phone/cable/dsl), signage, and
renter's insurance. Services covered
by the owner include water, external
maintenance and facility insurance.
Please note that any damage to the
facilities through the actions of
the tenant would be covered by the
tenant. Also, there is a surcharge
added for businesses using an above
average amount of water for their
operations. Businesses such as hair
salons can expect to pay a surcharge
for their share of water use.
What are acceptable and unacceptable
types of businesses for the office
park?
There have been a number of
businesses that have made ORP their
home over the years. Over that time,
we've come to recognize those
businesses that are a "good fit" and
those that are not.
Businesses that are a good fit
include small, traditional service
businesses such as financial
services, insurance, accounting,
telecom, legal, beauty, health, and
nonprofit, among others. Those that
aren't a good fit include retail
store operations, child-care,
veterinary, escort, and
transportation (limousine and long-haul
companies tend to need more parking
space than is available). If you're
not sure whether your business would
be a good fit,

makes the decisions at the office
park?
The
office park is governed by a
Board of
Directors who meet
periodically to discuss improvements
to the complex. It's managed on a
daily basis by Baldwin Leasing &
